The newly-created iXcampus real estate company, which operates the innovation campus of the same name in Saint Germain en Laye, contacted us through its managing director, Julien Lalanne.
Having reached the full capacity of its current premises in the space of just a few months, iXcampus urgently needed to launch its expansion project.
Julien Lalanne wanted to build an exemplary building on several levels, and launched an international architectural competition.

Context
A unique kind of campus
iXcampus is a 20,000m² technology and university campus located in Saint-Germain-en-Laye (78), which has been awarded the “Territoire d’Industrie” and “Grand Lieu d’Innovation” labels since 2019. It is a unique forum for exchange between the worlds of business, higher education and research. Built around Exail’s flagship site, the campus is now home to 15 innovative start-ups and SMEs, as well as two CY Cergy Paris Université programs (CY Tech and CY Design School).
With a unique range of services including a restaurant, sports center, conference center and Fab Lab, iXcampus has been betting on cross-fertilization innovation for the past 2 years. This involves combining two fields – deep tech and design – by bringing together high-tech manufacturers, innovative start-ups and the academic world through two CY Cergy Paris Université courses.
Today, iXcampus aims to extend this experience of sharing and cohabitation between the private and public sectors by doubling the total surface area of the campus to accommodate 900 employees and 870 students by 2025, by creating almost 18,000sqm of innovative offices and laboratories with a cutting-edge environmental approach.
iXcampus, in collaboration with academic partners, encourages innovation by developing technological solutions to environmental and societal challenges. In 2022, it becomes a mission-driven company, seeking B Corp certification. This ambitious project encompasses eco-management, sustainability and urban integration, and engages the community through conferences, executive training, Fab Lab access and open days for students and local residents.
The program
Architecture for cross-fertilization
How can we build a place with low environmental impact that creates positive synergies between different users?
To imagine this innovative venue, we developed the architectural programme around 4 major challenges:
- Architecture that embodies the ambition of iXCampus: Iconic elements structure the site. The château and its glass base, buildings designed by Jean Prouvé and Dominique Perrault, and the listed wooded area are the main features. The backdrop is the site's industrial past, which has left not a single production building, but the offices of the prestigious companies that have succeeded one another. The architecture and history of the site must be given their due weight in the design of the new project, whose ambition is to be part of the transmission of this heritage.
At the entrance to the city of Saint-Germain-en-Laye, the parcel of land shaped like a bow towards the city center is one of the first places you see when arriving from the NR13. The project must seize this opportunity, and create a building that is a beacon for a campus and a city looking to the future. iXcampus aims to use Architecture as a communication tool.
Through the design of a signature building, the project is the physical embodiment of its ambition, philosophy and boldness. As a showcase building, it embodies the conviction that cutting-edge technology can serve sustainability.
Its ambition is clear: to give free rein to architectural creativity and collaborate for several years with a bold, enthusiastic team towards a common goal: to create an emblematic building on a global scale. There are thousands of innovation campuses around the world. iXcampus aims to set the benchmark with an exemplary project. - A passive and responsible project built to last: To minimize the project's environmental impact, the project owner is keen to set an example by implementing innovative solutions. To achieve this, precise objectives have been defined, such as reducing energy consumption during the operating phase, designing reversible facilities to meet changing needs, and paying particular attention to the environmental impact of the construction phase.
The promise of a passive and low-carbon building is a compelling one, offering a significant reduction in energy consumption, improved air quality and enhanced indoor comfort, while significantly reducing building operation and maintenance costs. The fundamental principles of passive buildings are to conserve the heat emitted inside the building and that brought in from outside, in order to drastically limit heating and cooling requirements.
The project must reconcile thermal performance, low carbon footprint and architectural quality to achieve an exemplary result in every respect. It must anticipate the obsolescence of buildings by being reversible, allowing for the evolution of uses and programmatic assignments by space and on a building-wide scale.
Finally, to further reduce the project's environmental impact, it is important to promote the use of low-carbon, bio-sourced and geo-sourced materials, sourced from local resources, and to carry out a life-cycle analysis to measure the project's carbon impact and identify sources of impact savings. The right balance between passivity, reversibility and reduced carbon impact are the cornerstones of the project's environmental design. - An exceptional working environment linked to nature : iXcampus aims to attract the best deeptech companies with a positive impact by offering an excellent working environment. The campus offers a comfortable, high-quality environment, appropriately integrated into its wooded landscape. The boundaries between the built environment and the park are blurred, bringing users closer to nature. The new buildings, in dialogue with nature, offer an exceptional working environment on the outskirts of Paris.
The challenge is to invent shared spaces at the boundary between work and living. Natural lighting is widely favored, and interior spaces are extended outdoors. The offices and coworking spaces meet the most demanding acoustic and thermal standards, and are also a catalyst for innovation, combining offices, coworking spaces, laboratories, common areas, outdoor extensions and more.
Architectural competition
Race against the clock
After the programming phase, a very tight schedule led us to launch the competition during the Christmas vacations, in order to receive applications in January.
For one month, architects from all over the world were invited to put together a multidisciplinary team to meet the specifications. A total success, with 150 applications representing 35 different nationalities.
After a tough selection process, the client decided to put 3 teams forward for competition: Baumshlager Eberle, DREAM and Henning Larsen.
After 3 months of work, the jury was held at iXCampus, made up of iXCampus shareholders, the iXCampus team, the mayor of Saint Germain en Laye and leading figures from the architecture and landscaping worlds.
After discussion, the Baumshlager Eberle group was chosen to carry out the project.
Studies Management
Setting the pace
Project development during the study phase (Concept Design, Schematic Design, Design Development & Construction Document phase) represents a key stage in the project. It requires technical skills in project management, analysis and optimization.
We assist the project owner in the various administrative stages (submission of the building permit and meetings with the administrative services (Fire & Security Departments, SGL urban planning department, hetitage architect from the Architecte des Bâtiments de France) and management of the various stakeholders (soil study, safety study, application for approval, traffic study, survey, diagnostics, soil pollution study, fauna and flora study, etc.).
Our in-depth knowledge of the customer’s needs and programmatic requirements enables us to ensure the smooth development of the project, making sure that the specifications are respected, and assisting the project owner in optimising the project to guarantee the quality, deadlines and budget required to make the project viable for the client are met.
Project Management
Phasing and anticipation
The “Support to Project Owner” phase is a crucial stage in the realization of a construction project. It is essential to the success of the project, providing expertise and quality support throughout the construction process.
The first step in this phase is to consult companies to select those best suited to the project. We look for reliable, committed and high-quality partners to guarantee the quality of the work and the success of the project. We are distributing the project widely to reach a large audience of construction companies.
Our local knowledge enables us to support the project owner in choosing the phasing and the points to check to ensure the smooth running of a large-scale project. A complex site of this size requires close collaboration with the client to meet his needs.
In addition, we are on hand to support the client in all administrative tasks relating to the site, from the declaration of commencement of work to the declaration of conformity and completion of work. We are committed to providing quality expertise and support throughout the construction process to ensure the success of the project.

The selected project is led by the Austrian firm Baumschlager Eberle Architecken. The firm was able to surround itself with a top-quality project management team, whose expertise in designing a project of this scale was unquestionable.
